Why must I pay taxes?

Taxes are used to provide services to property owners. Some of these services include, police protection, fire protection, road maintenance, and public schools.


Where do my tax dollars go?

Your tax dollars go to the taxing districts in which your property is situated. Your tax dollars stay within the county to furnish services such as fire protection and many more.


Who decides where my tax dollars go?

Your local taxing districts decide how your tax dollars are spent.


How often do you reassess property?

The assessor’s office reassesses property every four years based on state statutes.


How do you value my property?

Your property is valued based on the square footage, age and value of the land. Click the residential tab for more information.


Why did my taxes increase when I had the Senior Freeze?

The Senior Freeze only freezes the net taxable value on your tax bill. If there is a change in the tax rate the amount of taxes will change up or down.


Why does the Department of Revenue apply a multiplier every year?

The Department of Revenue applies a multiplier each year based on a Sales Study. The sales study equalizes assessments between counties to ensure all counties have a median level of assessments at 33.33%.


Why do my taxes increase every year?

Taxes change every year based on assessment changes & taxing district budgets.


Does a new roof, siding, new windows, or painting increase my assessment?

No, these items are typically general maintenance and will not increase your assessment.


Why was my name not in the Newspaper publication?

The assessor’s office only publishes assessment that change other than the application of township equalization factors.


Can I file an appeal with the Board of Review if my name was not in the paper?

Yes, property owners have 30 days after publication to appeal their assessment, even if their name was not in the publication.


Can I find out who owns a certain property and what the taxes are?

Yes, you can do this online at the beacon.schneidercorp.com site or come into the assessor’s office with a name, address or parcel id number.


Why does our county not have township names?

Morgan County is a commission based form of government and therefore township names were never applied.


When can I sign up for the Senior Exemption?

On or after your 65th birthday.


What needs to be done when buying/selling or moving a mobile home?

When buying or selling a mobile home you would need to contact the assessor’s office to notify them of the change. When moving a mobile home you will need to contact the county treasures office for a permit.
